Located in the College Park / University Heights Redevelopment Area (Gainesville CRA), Solaria 1024 Luxury Apartments is one of the many luxury student apartments in Gainesville, FL developed by Trimark Properties. The project is located on a 1-acre parcel, which previously held three 2-story duplex units, all of which were demolished to make way for the new apartment. The new buildings are wood frame construction with a mix of clay roof tiles and architectural shingles, stucco, ceramic tile, and cementitious lap siding. Eleven covered parking spaces are located below the second floor units along the building’s north elevation.

Considering the logistical challenges presented by the site, the project had a very tight construction schedule (365 days) from the owner’s Notice to Proceed (NTP) and the contractual substantial completion date. The site was a dense, urban in-fill site bounded by narrow alleyways to the east, west, and north, a congested road (SW 7th Avenue) to the south and a design that had no setbacks.
